Petco To Open in Rego Center Mall in February – Rego Park – New York

QUEENS — Petco is planning to open its newest Queens location at the Rego Center Mall next month, the company said.

The 15,000 square feet store at 61-35 Junction Boulevard will replace Staples, which closed last year.

“Petco’s Queens-Rego Park location will celebrate its grand opening weekend on 2/24-2/26,” Stephanie Wilson, a spokeswoman for the chain, said in an email Monday.

A poster in the window of the new location told passersby the store was “coming soon” and referred jobseekers to the company’s website.

The location will feature a pet wellness center and grooming salon, as well as dog training and adoption events co-organized with the Petco Foundation adoption partners, according to Wilson.

“Petco is community focused and we typically open new locations in growing neighborhoods where other retailers are located, as we want to make sure our store guests have a convenient shopping experience,” Wilson said in the email.

The shopping center includes a number of stores, such as ALDI, Toys “R” Us, Century 21 and TJ Maxx.  

While several stores and restaurants recently opened at the center, including Chipotle and Kay Jewelers, Sears recently announced that it will close its Rego Park store after 20 years in the neighborhood.

According to the pet retailer’s website, Petco has several other locations in Queens, including 91-11 Metropolitan Ave. in Forest Hills, 157-20 Cross Bay Blvd. in Howard Beach, 13311 20th Ave. in College Point and 7507 31st Ave. in Jackson Heights.

“It’s very prominent and impressive and it harbors so much history and our history bonds the generations,” said Michael Perlman, chair of the Rego-Forest Preservation Council.

Perlman, who grew up in Forest Hills, knows the history of the area.

“Ohr Natan Synagogue, it was formally the Trylon Theater, built at the time of the 1939 World’s Fair in the Art Deco style. It was a crown jewel,” Perlman said.

He’s among more than 3,500 people who signed a petition to save the building from demolition.

The developer, RJ Capital Holdings, didn’t return CBS2’s request for comment, but a representative presented plans at a community board meeting to build a 15-story building with around 150 apartments, some affordable and commercial, adding space for a synagogue.

“The building that we’re asking for, I think, fits squarely within the character and it’s gonna provide union jobs and it’s gonna provide affordable housing,” Eric Palatnik said.

Residents voiced concerns in the meeting, from traffic to overdevelopment.

“The issue is, is that we don’t need more high-rise buildings to go up in this neighborhood,” community member Phyllis Zimmerman said.

“Why destroy our history? It is the character of the neighborhood,” Dorothy Kaldi added.

DeAngelis spoke to several business owners, including at a diner and a bike shop, which have plans to relocate within the community.

“The biggest challenge is relocating in such a short period of time, finding a location and also the rent, but we managed,” said Jimmy Yeh of Spin City Cycle.

Alexa Weitzman, chair of the community board, explained the building was not deemed historic through the city’s landmarking process, so it’s fair game for the developer, but it must be approved by the city for zoning changes.

“The power that we have as a community board, number one, is to make sure all of our community members’ voices are heard, whether they are board members or not, and also to really have that relationship of the back and forth with the developers so they do hear those concerns and can make changes along the way,” Weitzman said.

With more public hearings to come, community members said they aren’t giving up on their fight to keep history in place.

After the community board, the plan has to make its way through several steps to get to the City Council, including the Queens borough president, who plans to hold a public hearing Dec. 2.

Charles Belanich said that when the partners took on the project three years ago, they intended to build only the commercial space. ”The market in Queens was not there then to do the housing,” he said.

The partners bought the site, once occupied by a gas station, a warehouse and a few residences, in 1996 from Astoria Federal Savings Bank. The bank had foreclosed on the property a few years earlier when the original developer ran into financial difficulties.

In 1997, the partners secured Staples as a retail tenant. Late that year, Mr. Belanich said, the partners started work on the commercial space and invested $500,000 to construct a foundation that would accommodate the additional six stories of housing at a later date. That date came sooner than expected, thanks to the city financing, he added.

About 200 applications were received for the 122 apartments. ”As many applicants were rejected for making too much money as for making too little,” Mr. Belanich said.

Tenants will begin moving in this month. Matthew Goldstein, 28, a ticket brokerage employee and aspiring actor, is leaving a shared apartment on the Upper East Side for a studio at Queensway.

”I wanted my own place, and with a tight budget I knew I had to go out of Manhattan to afford an apartment,” Mr. Goldstein said, noting that he will be paying $50 more a month for his studio than he pays for his share of the rent in Manhattan. ”I never thought I would find a place so quickly. I’m thrilled.”

Russell A. Harding, president of the Housing Development Corporation, said that because land and construction costs have risen, subsidies for projects financed under the program’s second round have been increased to up to $30,000 per unit from $20,000 per unit. Developers are eligible to receive up to 50 cents more for every $1 in land costs that exceed the typical $20,000 per unit.

And to encourage family-size apartments, the corporation will provide up to $25,000 per unit to developers with projects in which at least half of the apartments have two or more bedrooms, and up to $30,000 per unit if 75 percent of the units have two or more bedrooms. Developers can also receive up to $25,000 per unit if rents are 15 percent to 30 percent lower than the levels acceptable under the program, and up to $30,000 per unit if rents are more than 30 percent lower.

The lingering melody of azanchi, amplified by powerful speakers, was floating above the water, interrupted only by the whistles of tugs and the hum of port locomotives. The container terminal of Port Sudan – as always, was not idle.
