The 21st century has introduced a great deal of change to the concept of the traditional business office as we’ve known it. Ever since 1964 and the advent of the Herman Miller Action Office system, everything was cubicle partitions and divided offices.

But once we added members of the millennial generation into the mix of employees, many companies have been emboldened to rethink their workspace and bring people closer together and face to face into what has become popularized as the “open plan office” or “open office”. Tear down those walls!

It was a great idea in the beginning. And ironically, exactly the same as it was prior to that great cubicle invention by Probst in the 60’s. It was one big happy room with rows and rows of desks, working and functioning together. Facility managers and business owners jumped at the chance to return to this layout, realizing that aside from encouraging better co-working by bringing everyone together, the open office came with other worthy advantages.

For example, lower costs! If everyone is sitting together at their own work desks in one large room, there is no required investment for office partitions! Not to mention the resulting lower HVAC expenses; it’s far easier to route air vents (and lighting… and fire sprinklers… and carpeting… and…) to just one room with no division.

Additionally, these company check signers truly appreciated seeing lower numbers on their rent checks each month, as another clear benefit to the open office was the reduced amount of floor space/square footage required for each employee. No longer were they in 6×6 cubicles, and most were certainly no longer inhabiting their own private 8×10 (or larger) private offices. This also certainly makes it easier for the managers and directors to keep an eye on their team, when there are no walls. It’s a win-win situation, right?

But a funny thing happened (and there have been numerous articles about this). We saw it firsthand with many of our contract office customers who spent thousands and thousands of dollars on benching workstations to fit this great “new” idea of the open office plan. In less than a year, most of them came back to us asking for solutions to help cut down on all the noise and distractions.

It turns out that the open office might be great for co-working interactions and brainstorming sessions, but once someone gets on the phone for a sales call and suddenly nobody else around them can focus on writing or thinking or creating or ANYthing other than the loud conversation going on a mere few feet from their ears… people start to rethink their choices.

Luckily, we are prepared with an affordable solution. ProSeries office panels can be customized for a wide variety of functions to help break up the office space a bit and return some sanity to independent work and the ability to quietly focus.

With the simple addition of a footkit, you can take any single panel and place it anywhere as a freestanding divider between two spaces that should be separate, like a mini-wall. Or, build bigger! As long as you make sure you add a footkit at least every 8 feet for stability, you can connect multiple panels together in a straight line for as long a wall as you need. You don’t even need to purchase any additional hardware for this approach, as the connections are already built in to the sides of the panels!

But what if you need something more than just one straight wall? What if you really need office partitioning to create “rooms” with 3 or 4 connected walls that don’t currently exist in your space? No problem. All you need is a 2/3 way connector and you can attach these panels at 90-degree angles to form either an “L” or “T” shape, or in other words, connecting either 2 or 3 panels together at a junction. If you want to connect 4 panels together into a cross or “X” shape, then you’ll need an X connector, and voila! Instant privacy. Just make sure you keep a footkit running every 8 feet in length, for stability and safety.

Aside from functioning as room dividers, these panels can also provide separation on a smaller scale by behaving as desk dividers, when wrapped around individual desks that share a common space. If you only want a little bit of separation but not a total block between employees, then go with the shorter 42”H panels – this is just enough height to help define individual workspaces, while remaining low enough to allow eye to eye interactions while seated.

If it’s more independent focus you’re after, then choose the 66”H panels, which are tall enough for full privacy when seated, and even when standing for all but the tallest of people. Measure the existing desk ahead of time, and choose the right panel widths to match exactly around the front and sides of the desk for a tight cubicle-style wrap, or select wider (or additional) panels to give a little extra elbow room around the desk, essentially creating a mini-office.

However you choose to build it, a good cubicle partition can go a long way when it comes to returning a little peace and privacy to your team members. And you’ll likely see the investment come back to you tenfold in your bottom line once focus and productivity have been restored.

1. Measure the room and determine how many panels you need and their size. Cut panels down to appropriate size based on these dimensions. (Hint: Keeping all the panels the same width will give a much more finished appearance.)

2. Stain molding and chair rail. Begin at each end and apply a light coat with a brush and then wipe it clean with a cloth to expose the grain. Repeat the process if you want a darker coat, but be sure to wipe it clean to prevent clumping.

3. If you have detailed molding, take particular care to wipe off the stain so it does not pool in the creases.

5. Stain the panels using the same technique –– applying the stain then wiping it down until desired shade is reached.

6. Allow all pieces to dry.

7. Apply a coat of polyurethane and allow to dry.

8. Cut out holes in the panels for light switches and outlets.

9. Find all the studs in the walls and apply a layer of construction glue to the walls between the studs. Then affix each panel to the wall with a staple gun at each of the studs.

10. Add chair rail molding to the top of the panels using glue and a nail gun. Be sure that molding fits snugly before applying glue.

11. Cover the divide in the panels from top to bottom by attaching the molding using a nail gun.

12. Measure in six inches from each side of each panel to determine placement for the decorative interior molding and cut it down to the appropriate size.

13. Place interior molding against panels in designated place, measure with a level and attach with a nail gun.

The main types of erected panel buildings are currently frame and frameless. The first type includes frame-panel, and the second – large-panel. Erection of buildings of both types is carried out from industrial precast concrete structures [3] [4] .

Frame buildings

Frame-panel buildings are subdivided into two structural schemes: with a full frame and with an internal frame [3] .

Buildings erected according to the “full frame” scheme are structurally a spatial frame, which is formed with the help of external support columns-columns and ribbed floor panels. Panels of walls and internal partitions, which are load-bearing [3] , are attached to the frame posts. In addition, buildings with a transverse and longitudinal frame [4] are included in the “full frame” scheme.

In buildings of the “inner frame” type, there are no external support columns, and the load-bearing columns are the internal columns and panels of the external walls on which the floor slabs [3] are supported.

The spans of frame-panel buildings are 5.6 m or 6 m. Columns are spaced along the building with a pitch of 3.2 m or 3.6 m. The height of the floors of such buildings is 2.8 m when the columns are cut on two floors. The connection of crossbars and columns is welded. The columns have consoles that pass through and are made of rolled I-beams.The crossbars are supported on these consoles with their lower part made with undercut [4] .

In high-rise frame buildings (with a height of 12 to 16 floors and above), the step between the transverse frames is 6 m, which allows for a more free layout of the premises [4] .

The height of floors in high-rise buildings, depending on their purpose, can be:

  • Administrative buildings, medical and educational institutions – 3.3 m [4] .
  • Residential buildings and hotels – 2.8 m [4] .
  • Design offices, shopping centers, laboratory buildings – 3.6 m or 4.2 m [4] .

Frameless buildings

Large-panel buildings are of the frameless type. Depending on the number of storeys of the building and its purpose, there are different design schemes [3] .

Large-panel residential buildings and hotel-type buildings up to five floors are divided into three main schemes:

  • Buildings with external and internal load-bearing transverse and longitudinal partitions [4] .
  • Buildings with self-supporting external walls and load-bearing transverse partitions [4] .
  • Buildings with load-bearing external and internal longitudinal walls [4] .

In buildings with transverse partitions, the load-bearing elements are internal transverse partitions on which the floor slabs rest. External panels in such buildings are extremely lightweight and enlarged and act only as enclosing elements, since the load from the floors is not perceived by them [3] .

Structural elements

A distinction is made between wall panels and floor slabs. Internal and external panels [1] are produced for the walls. Their dimensions are laid down at the project stage and directly depend on the dimensions of the premises [3] . Also, the elements of a large-panel house include staircases and marches, sanitary cabins [5] , volumetric blocks of an elevator shaft, ventilation blocks, as well as screens for fencing balconies and loggias.

Panels for external walls

External wall panels are produced in two main varieties:

  1. Single layer panels. Manufactured from lightweight reinforced concrete [1] .
  2. Multi-layer sandwich panels [1] .

External wall panels used in buildings with a “transverse partition” type of construction are produced using lightweight building materials: expanded clay-fiber concrete, aerated concrete [3] .

The length of panels for external walls used in five-storey buildings is equal to the step of transverse panel partition walls. Depending on the purpose of the building, the facade panels are produced in the following sizes: 2.5 m; 2.8 m; 3.2 m; 3.6 m and 6 m [4] .

Panels for interior walls

Hollow-core slabs

They are made in one layer, and light or ordinary reinforced concrete is used as materials. Depending on their thickness, the inner panels can be used both as load-bearing walls and as stiffening panels.Internal non-load-bearing walls are mainly installed as lightweight partition walls [1] .

Floor slabs

There are three main types of floor slabs:

  1. Solid concrete panels [1] .
  2. Partially precast monolithic slab elements with a concrete layer [1] .
  3. Hollow-core slabs – with round voids [1] .

Technological process

Design and Manufacturing

Production of all elements of panel buildings is carried out at specialized enterprises, called factories of large-panel and frame-panel housing construction.The production of elements of a large-panel building can be carried out in the following three (main) ways [6] :

  • Vertical molding in cassettes (cassette).
  • By conveyor or aggregate-flow method (forming panels in a horizontal position in separate forms).
  • By vibro-rolling method. In this case, a rolling mill is used (designed by N. Ya. Kozlov).

In the Soviet Union, since the beginning of the 1960s, there have been standard designs of KPD plants, the capacity of which ranged from 35 to 140 thousand tonnes.m2 of area per year. The most common of the panel production methods in the USSR was cassette [6] .

Transportation

For transportation of finished panels, special vehicles are used – panel trucks (frame, frameless, truss), which are a trailer or semitrailer. Their carrying capacity can reach 24 tons [7] .

Installation of high-rise frame buildings is carried out using the communication system [4] .

The erection of frameless buildings consists in the use of internal and external load-bearing wall panels and floor slabs, which are installed next to each other and one above the other in such a way that after pouring concrete the seams and joints between them, a stable structure is obtained [1] [3 ] .

History

Worldwide

The first houses to use large panels made of reinforced concrete appeared in 1910 as part of Forest Hills Gardens , located in one of the suburbs of New York, Queens.This project was a garden city.

Named after the engineer and architect Grosvenor Atterbury, the principle of construction is known in Europe as Atterbury System . In the UK and France, this was preceded by the construction of experimental structures using small-sized concrete elements. These structures used commercially produced elements from other raw materials – wood, metal, etc.

Until 1920, the architecture of buildings and structures was based on the national and cultural characteristics of the country.The shapes of the structures were a collection of different architectural eras. For their construction, handcrafted building materials were required, and therefore, they were highly costly. The erection of the bearing walls of the buildings was carried out using the masonry method. The time and cost of this method was very high.

Rapid urbanization required large-scale housing construction and new building technologies and techniques. The new method of prefabricated construction using prefabricated pre-fabricated standard panels in the precast factories reduced the construction time and, accordingly, the cost of the entire structure was reduced.

After 1920, a new architectural era emerges, which has been called the International Style since the 1950s.

Prefabricated large-panel construction was more and more improved and eventually the method became a recognized style. The abandonment of sophistication and decoration of buildings, as well as the use of standard materials, made the shape of the buildings uniform.

The house of the architect Le Corbusier was considered a benchmark after World War II

In Germany, the first building, designed by the then building advisor Martin Wagner, was built between 1926 and 1930 in Berlin-Lichtenberg, then part of the Berlin-Friedrichsfelde district.At the same time, it was about the construction of a 138-apartment residential settlement of a military settlement with buildings two or three stories high.

The construction site of the village was prepared for a similar site during traditional brick construction. Multi-layer concrete panels weighing up to 7t were cast on site, and then transported by a gantry crane to the collection point and delivered to the site for installation. This method of construction was used by Martin Wagner earlier, in 1921, on the construction of “Concrete Village” , in one of the residential quarters of the Amsterdam Ost district.

The Le Corbusier residential block was a type of high-rise building and was the prototype of modern large-panel construction in the architecture and philosophy of housing. Le Corbusier presented the basis of his idea in 1925 in pavilion “Esprit Nouveau” at the World Exhibition in Paris. Installation of insulation

There are several methods for installing foam, but the most effective is the one that involves gluing and nailing it.Such insulation of a panel house is most effective.

The gluing process begins at the bottom of the building, where the starter bar is mounted. To work, you must have 2 spatulas: large (20 cm in size) and smaller (8-10 cm in size). A smaller tool is used to apply the adhesive mixture to another spatula. On an uneven wall, the glue mixture is applied with “bloopers”, and on an even wall – with the help of a comb. Do not forget about the thorough filling of the seams. There is no need to apply the mixture to the foam sheet itself.

Before insulating a panel house, all the cavities should be filled with an adhesive mixture from the outside, otherwise there will be voids under the foam sheet that will facilitate the release of heat from the apartment. Convex places are coated with a thin layer. Next, a sheet is applied to the surface and pressed.

In order to achieve a good result, it is possible to continue the insulation only 3 days after the foam, glued to the walls in the panel house, is securely fixed. Usually, the masters first of all paste over the building with insulation from the outside, and after 3 days they begin to nail it.

Nailing the foam to the wall is carried out with the help of fungi, which consist of a plastic sleeve, a circle and a nail driven into the sleeve. The nail can be metal or plastic, but since metal is a cold bridge, you should give preference to plastic products.


Using a puncher, holes are drilled in the foam, for example, around the perimeter of the sheet and in the center. This will allow you to reliably insulate the apartments of the building. The drill diameter should be 10 mm.The depth of the hole should not coincide with the length of the fungus, but, on the contrary, exceed it by 2 cm. Otherwise, the fasteners will not completely enter the hole, but will stick out from the outside, as construction debris will remain in it.

It is possible to ensure reliable insulation of an apartment only if in a panel house the foam plastic fits snugly against the wall, and there are no large gaps between the plates. Seams of 5 mm or more are filled with polyurethane foam. But if their width exceeds 2 cm, then a heater is placed in them, and after that they are filled with foam.When it dries up, the excess is cut off. At this stage, you can correct the protruding seams by rubbing them.

Continuing foam insulation, it is necessary to proceed to filling the caps of fungi and seams in panel houses with an adhesive mixture. After the putty has dried, all minor defects are removed with a plastic trowel with emery.

Pasting walls with mesh

The next step is to glue the mesh onto the wall surface. For this, a special mesh is used, which can be installed outside the building, since other material will lose its properties under the influence of external factors.

First, the mesh is glued to the corners, and then to the main surface. There are products with ready-made corners on sale – their installation is easy. Otherwise, strips about 30 cm wide should be made from the mesh, then bend them in half to form an angle. Further, using a spatula, an adhesive mixture of 6-7 cm is applied to the wall surface on both sides of the corner. After that, the mesh itself is applied and the mixture is smoothed away from the corner.

Gluing the mesh to the main surface of the building can be carried out in small areas, which will greatly facilitate the insulation of walls from the outside, in contrast to pasting large areas of the surface of a panel house.The product is cut into pieces 1×1 m, but processing with the mixture in width will reach 90 cm, and the remaining 10 cm must be left clean.

The glue mixture is first applied to a section of the wall so that 10 cm around the edges remain intact. Next, a mesh is applied, the mixture is applied to it in the center in small portions. It is gently smoothed by moving the spatula from the center to the sides. Thus, the mesh is completely covered with the mixture. As for the seams, they should be carefully greased and leveled. But in order for the finishing of the seams to be invisible, it is important to lay the clean edges of the mesh with an overlap of about 8-10 cm and only then coat with a mixture.

After the mixture has completely dried, the surface of the building must be processed, namely: rub it with a plastic trowel and emery. It should be noted that a product with an abrasive mesh is not suitable for grouting, since it is not intended for facade work. Before proceeding to the final step, it is important to make sure that the mixture is completely dry. In the sun, the surface dries very quickly, so it is recommended to insulate the building before the onset of cold weather.

Apply a leveling layer of the mixture to the treated surface, and then proceed to the finishing. This completes the process of insulating the panel building. Where did this price come from? ” – the visitor asked in an unhappy voice, pulling out a sheet with a printout of our approximate calculations, sent to her after her call to the company. While the manager was looking through the calculations, the visitor, no longer trying to hide her indignation, said: “My friend (it was she who advised me to contact your company) had a new window installed just two weeks ago, also in the kitchen, by the way.So, how much this window cost her, she naturally told me, so I know. And in your calculations, this price turns out to be at least 20% higher. It’s in just two weeks! Why are your prices so jumping? And to what extent can they grow? ”

After waiting for our customer to pause, the manager said: “Most likely your friend lives in a panel house. I guessed? And you are in brick. So?” Thinking for a minute, the customer replied: “Yes, so what? The windows are the same! And for some reason the prices are different! ” “That is why,” she heard in response, “the prices are different, because the walls are different! I’ll explain everything now! ”

Since many of our customers have a misunderstanding of how the walls of the house in which the windows are installed affect the final cost of the windows, we decided to tell all our visitors about this.

It was no coincidence that our manager said that it was all about the width of the walls . This is, indeed, so, because even without delving into the technological subtleties of installing windows, the following conclusions become obvious:

  • As a rule, the width of window openings in brick houses is 328-440 cm, which is almost 2 times wider than the walls in panel houses. In addition, the windows in brick houses are characterized by wide internal slopes, which also increase by 15-20 cm after dismantling the old windows.It is clear that when building a house, and even more so when dismantling old windows, builders are not puzzled by the thought of creating surfaces of openings and slopes, immediately ready for the installation of new windows. They need to be specially prepared. And for this we need consumables, moreover, the building materials necessary for preparing surfaces for the installation of windows are required an order of magnitude more;
  • Increased (compared to panel houses) slopes, as well as window sills, also affect the total cost.Indeed, to create slopes reaching 35-50 cm, and to install window sills, materials are also needed. Window sills, for example, are installed together with the window. As a rule, their width usually exceeds the width of the wall by 1 cm. In finished form, their width is at least 40 cm. In addition, window sills can be made of different materials, and depending on the material chosen by the customer, the price will be different. All these nuances will naturally affect the final price;
  • The process of dismantling windows in a panel house usually takes much less time than in a brick one.In a panel house, a professional team copes with this task in 30-40 minutes, while in a brick house it takes about 2 hours. This is due to the fact that on the slopes of brick houses there is a rather thick layer of plaster (from 15 to 25 cm), the removal of which requires thoroughness and additional time;
  • Moreover, when dismantling windows, cases of violation of the geometry of the window opening are possible due to the destruction of a part of the brick surface. Elimination of this trouble also requires additional time and additional materials that affect the cost of work;
  • The width of the walls also affects the duration of the installation of the window structure, therefore, the installation of windows in brick houses requires a longer period of time.In panel houses, the installation of a turnkey window takes on average a little more than 2 hours, in a brick house the same process takes more than 4 hours, so the finishing is often postponed to the next day.

We understand the dissatisfaction of our customer, but, as you can see, the difference in the price of installing windows in brick and panel houses has its own explanation. In addition, there is a moment that can reconcile any sane customer living in a brick house with these minor additional costs.What’s this? And this is still the same thickness of the walls: thanks to the increased width of the walls, the heat loss in a brick house with plastic windows is lower than in a panel house with the same windows.

The thing is that, despite the sufficient efficiency of the panel wall in terms of keeping warm (thanks to the use of modern thermal insulation materials), the wall thickness plays a decisive role in choosing the thickness of the mounting rail (profile): the profile width is important precisely because the panel wall is quite thin …The pattern is simple: the wider the better. The fact is that, in comparison with a brick wall, the temperature distribution in a panel wall is not so uniform.

But residents of panel houses should not worry either. This position can be stabilized by maximizing the window and wall surfaces at the contact points.

In a brick house, the problem of preventing the formation of condensation on windows and heat loss is solved due to the possibility of installing a window, deepening it into the inner part of the wall opening, closer to the warm part of the house.In a panel house, this option is absent, therefore the most optimal solution to this problem is to choose the desired profile width. In this case, the optimal profile width is 70 mm.

Calculations show that in the profile of this width, the resistance to heat transfer increases significantly, reaching the level of 0.8. The following palette of thermal properties of the window emerges: the profile is the “warm” edge, and the glass unit is the “cold” middle. In order to make this picture more uniform and significantly reduce heat loss through the glass unit, it is recommended to install energy-saving glass in the glass unit.Its principle of operation resembles that of a “thermal mirror”, as a result of which heat is reflected from the glass back into the room. At the same time, the resistance to heat transfer reaches 0.69, which is even higher than the requirements of GOST: 0.61 – for regions with cold winters.

We really hope that our customers will no longer have questions about the difference in the cost of installing windows in panel and brick houses. As for the quality, neither the width nor the quality of the walls will affect it, because we always have the same quality – the highest!

Ideally, external wall insulation should be carried out immediately along the entire facade of the house. However, this is not always possible due to
organizational difficulties or due to the design features of the building itself. If the walls are not insulated from the outside
it turns out that the second option remains – to do it from the inside.

Internal insulation with PENOPLEKS

For internal wall insulation, the same heat-insulating and fastening materials are used, but you need to take into account
some specifics:

  • It is necessary to reduce the loss of useful area of ​​the premises – therefore, use materials that, with a minimum
    thickness provide excellent thermal insulation.
  • Unlike external walls, internal ones are subject to an additional load – curtains, mirrors,
    paintings, hanging cabinets, etc. Therefore, simply covering the wall with a layer of insulation is not an option. For most
    types of insulation need a lathing of wooden bars with a step of 50-60 cm. The insulation is laid between
    bars, and on top of the lathing, a finishing coat made of solid material is installed – for example, drywall,

    optimal choice. If you are using foam or mineral wool, you will need to add a layer of vapor barrier
    foil or thin foil insulation based on foamed polyethylene – it not only provides
    vapor barrier, but also blocks heat leakage at the level of thermal radiation.

The main rule is that the thermal insulation layer must cover the entire wall, without gaps. Make sure that there is no
cracks at the joints between the insulation plates. On PENOPLEKS for a tight connection, L-shaped recesses are provided along
the edge of the slabs.

A corner apartment is not a sentence. You can overcome cold and condensation in it with the help of modern thermal insulation
